Apple tv 3.2 optimal 5Ghz N router settings

Hi there,
I have been struggling with lag when using apple tv mirroring or extended desktop for months now. Like many others, I am very frustrated that it seems to be impossible to watch movies (either from VLC or popcorn-time or other streaming service) or listen to music (spotify), through airplay without lag in video and/or sound. All devices are located in the same (small room), with very strong signal strengths.
There already is a huge amount of threads in this topic. I have read about every thread, and followed about any tips and tricks I could find on the internet. Most of the tips and tricks come down to disabling bluetooth, and setting up a 5Ghz network. Before I get to my new question, I will provide a brief overview of some of the most important steps that I have taken sofa (for those that are also trying to get this thing working):
1. I setup a seperate 5Ghz network, 20/40Ghz,  using a newly bought dual band wifi router: D-link DIR-860L. Channel 48. Only one other 5Ghz network is around, at channel 36.
2. Turned off the wifi on my wifi-modem, and set DMZ in the modem to the D-links IPadress (192.168.0.1).
3. Enabled IPv4 Multicast streams
4. WMM is enabled (cannot be disabled)
5. Authentication is WPA2-personal
These steps already helped a lot. Occasionally airplay works flawlessly. Unfortunately most of the time it still suffers from unacceptable lag in video and/or audio. Some threads suggest that apple TV works better on the 2.4Ghz, but this is not so in my case, so I would like to continue to tweak the 5Ghz network. Here are some additional things I considered:
1. I noticed that my Macbook achieved a significantly higher bitrate than my Apple TV (435 agains max 150, give or take). I set the 5Ghz network to N only, rather than N/AC because only my MBP would be able to use AC. Since ATV does not support AC, I figured that this would 'cost' apple tv some bitrate. Unfortunately this did not help a lot.
2. I noticed (in the D-link web interface) that if I set the transmission rate to max. 300Mbps, that both my macbook and my apple tv reached 270 mbps. Since this is huge improvement from the 150 mbps that the appleTV reached before, this seemed very promising to me.
Unfortunately with these settings, both my Apple TV and my Iphone 6 are no longer able to connect to the 5Ghz network. My macbook is still able to connect to the network.
So my questions are:
1. Does anyone have any idea why the apple tv and iphone are unable to connect to a 5Ghz N network, when bitrate is set to 300.00 Mb/sec. Is this because Iphone and ATV do not support 300 Mbit/sec? I would assume that this is a 'maximum' setting?
2. Are there any more ideas to optimise these settings? Except for using a wired network, which kind of defeats the purpose of the ATV for me.

Not sure how much help it is, but there are a few other points you might want to consider.

I'm not sure what you deem to be a huge amount of threads, but remember this is where people come with their problems, I don't say this for any other reason than to point out that the vast majority of users don't encounter problems and that what ever is causing this for you is almost certainly something that should be able to be fixed at your end of things.
I'm also not sure where you have got the idea that a 5 Ghz network should help, but some have found that disabling bluetooth has helped. Others have also found that disconnecting USB 3 devices has impacted on AirPlay performance. In regard to 5 Ghz, it might help, but it can make things worse too, 2.4 Ghz is certainly more prone to interference, but 5 Ghz is more easily blocked by solid objects.
4. WMM is enabled (cannot be disabled)
Since you mention it, I assume you are aware that WMM is a known cause of problems on some people's set ups.
I'm a little confused about these data rates you are quoting, I think you are quoting the theoretical maximum of the connection, this is nothing like what you can actually expect to achieve. I'm also a bit confused when you say you can get 270 or 300 Mbps Mbps but that the Apple TV is no longer able to connect. If you mean you have set the minimum connection rate to be 270 or 300 Mbps then this will exclude the Apple TV since maximum connection rates depend on hardware and the Apple TV antenna simply can't achieve those rates.
1. If I'm guessing' correctly, it's because it's a minimum rate.

    on the first question: take a look at your manual; I have a different router, and on it the light stays on all the time, but I don't know if the Airport works the same way. On mine, it simply means that it is on and ready in case you need it. You should worry when there is no light, LOL.
    Second question: with electronics, can't tell at all how long they will be good for. They are made to be compatible with a certain range of devices and software - and will be updated for a while when those devices and softwares are updated. After a while, too many new routers are available with too many new features that are compatible with new devices and softwares, so it's not worth updating the old ones. It's a question of money - they don't want to give you free updates forever, they want you to buy a new piece of equipment.
    Third: yes, it will at some point. Everything technology/electronics related is outdated - some very quickly: you buy a new one and the next week you see an ad for a "new, improved" one. Same principle: they want you to buy again.

    Airprint no longer working – router settings wrong?  Network TP-Link TD-W8951ND router.   version 5.1, Firmware build 120522.  As far as I know the settings are factory defaults with two exceptions.  My ISP input various settings to reflect my proper internet connect configuration.  I have assigned one static port “100” to a printer not currently on the network. Auto DHCP now starts at “101”.  Epson Artisan 837 printer.  New, Bonjour service name EPSON3FC9CA (Artisan 837),   auto IP address (currently 192.168.1.103), firmware WB15D3 38.38 linked wirelessly not by Ethernet.  iPhone 4S Software 6.1.3 (10B329).   iPad 3 Software version 6.1.3 (10B329)   Windows Vista 32-bit laptop, linked wirelessly, auto IP address  Windows 7 64-bit desktop, linked via Ethernet, auto IP address  MagicJack Plus, linked via Ethernet, auto IP address   Installing Epson On June 6, 2013, using my laptop, installed it wirelessly on my network.  Updated firmware etc.  All worked well.  Same for the desktop.  Again all functioning as planned.  The installed printer name was Artisan 837 (Network)  When I tried to use the Airprint function on my iPhone it could not find any Airprint printers.  I downloaded and ran the Bonjour print services wizard.  This created a printer named EPSON3FC9CA (Artisan 837).  I could now print wirelessly as planned. Problem solved I thought.  As of June 6, 2013 all software and firmware is current.  On June 12 attempted to link my iPad to Airprint for the first time.  It could not find an Airprint printer.  I tried my iPhone and it could no longer find an Airprint printer. I tried numerous powerdowns, reboots, reinstalls etc. to no avail.  I can point Safari wirelessly to the printer IP address on both iPhone and iPad and see the printer’s “web page” to check ink level, settings etc.  I downloaded Epson iPrint to both iPhone and iPad and that software works as planned allowing wireless printing.  I tested the Epson on my older Linksys router  and my iPad found it as an Airprint printer!  Worked wirelessly as planned.  Conclusions The only thing that is not working as planned is Airprint functionality on my TP-Link network. I am thinking there is a setting on the TP-Link router that needs to be adjusted to keep the Bonjour established software path open and persistent.  From the time I first established the Airprint connection to the next time I tried to establish a connection was some 6 days.  Although the iPad and iPhone renew their network lease every 90 days, the other equipment lease runs for 3 days before renewal.  I don’t know if the IP address of the Epson changed on renewal.  (Even if it did, I would hope the discover functionality should follow to the new address.)  Over that 6 day period there were no software or firmware changes.  As far as I know the only environmental change would be related to IP addresses or something else at the router level severing the connection.   Before trying a static IP setting for the Epson (and I don’t know if that will work) are there any other router settings to check that will clear up this situation?  I am sending this to TP-Link, Epson, Apple, and my ISP in hopes that a solution can be found.

    Thank you for your reply.  What I didn't mention was that I have spent days googling to find an solution.  I have tried most alternatives suggested to no avail.  My problem is quite technical and most probably has a very specific and simple solution related to my router (set ABC to 123XY).  All alternatives ended, "if this doesn't work contact the supplier".  So I have - Apple (here), Epson, TP-Link and my ISP.  When (if?) I find a solution I'll post it here for others to learn from.

    I have a Verizon Quantum Gateway router and I just did a fresh install of Windows 8.1 Pro x64 and am downloading and installing my printer drivers.  I connect the printer to the wifi network, 100% sure it is connected and settings are set to wireless lan.  I've had this printer for a while.  Doing the setup - it cannot find the printer.
    Related: I bought a 2 pack of Motorola Focus66 wifi cameras to watch my dogs when I'm gone.  I can connect to the cameras when I'm on my ipad's Verizon Wireless LTE connection, but when I'm at home connected to my same Verizon Fios wifi I cannot view cameras.  Yes - the camera and apps support local and remote connections.
    I have turned the firewalls all the way off and this does not fix the problems, so I'm believing it is in the router settings.  Any suggestions?

    I had a wifi network running at my house with a PC, Laptop, 5 iphones an iPad, and an XBox all running with no issues..  I got the "Upgrade" of the Gateway router and I can connect those devices to the network but WiFi printing is screwed up and Air Printing the apple devices is totally dead..  cannot see the printer.  The customer support are completely a waste..  they suggested I pay for "Premium Support"  At this point I've invested a solid 10-15 hours trying to get this setup and talking to Verizon and its just a mess.

    The AIr Play icon no longer consistently appears on my iMac or my iPad.  Apple TV is 3rd gen, iPad is 4th gen, iMac is latest (2012) router being used is Linksys (Cisco) E3000.  Opened TCP ports 123, 3689, and UDP 5353, and after saving the router settings, the Air Play icon appeared on iPad but disappeared again after less than a minute.  The Air Play also appeared on my iMac and when I clicked the rainbow wheel appeared and after less than a minte the Air Play icon vanished again.  I have performed restores of the AppleTV both by using the iMac with a micro USB  and also did a restore while connected to the television.  Any other suggestions before I take it into the local Apple store?  Thanks.

    I set an appointment at local Apple store Genius bar.  The tech helped walk through and eliminate possible variables until we agreed it must be a problem with my router.  BTW, the tech hooked up my Apple TV at the store and it worked perfectly using the Apple store network.  I went home and restored my router to the factory default (like out of the box when it was new) and re-set it up.  When I finished my Apple TV has been displaying the AirPlay icon flawlessly.  Hopeful it will continue, but resetting one's router to factory defaults may fix your problem if you are expeiencing same issue when the AirPlay icon goes missing.

    i have spent several hours with Lenovo tech supports (all perfectly friendly), trying to fix the issue of the Yoga 2 11 consistently dropping the wifi connection at my workplace.  Two important considerations:
    * It's not entirely on the Yoga, as it does not have this issue with home wifi, coffee shop wifi, etc.
    * And several other PC and Mac desktop and laptops have no trouble with the workplace wifi.  The problem is definitely the way that the Yoga interacts with the Airport router.
    Lenovo tech support has made numerous changes to my drivers, system settings, and so on, but cannot fix the problem. The next solution is to return the Yoga to factory settings -- a solution I'm convinced will not work as I've already returned one laptop to Best Buy for the same problem. In other words, two Yogas, directly out of the box (presumably with factory settings), had this issue.
    My question is -- is there possibly a way I can change the Airport router settings (or set up a new network entirely) that might be more compatible with the Yoga 2 11 with Intel Wireless-N 7260 card?  If I can't get the Yoga to talk to the router, maybe the router can be changed to talk to the Yoga.

    Help !! I had a problem with my iPad 2 this morning which resulted in me taking into the apple store and them restoring it to factory settings.     Hi, i cannot access my router settings through my browser i know the ip address I'm suppose to go to in my browser  but when it asks me for my user i don't know what it is nor my password. I already changed my password on my router  do i use that to access my router settings through the internet? i tired to use my router password for the password for the settings but it doesn't work? What am i suppose to but as my dam password and username. When i use my laptop to connect to my router its shows up as EDDIELAN that is what it shows up as when i searched for wifi connections on my laptop.     Also currently my router i think has a time when i can use my internet. For example i can't use my internet between 3:30pm and 7:00 pm. Somebody has set this in my router and i know how have to get rid of it! i want to be able to use my internet when ever i want! help please how do i disable that? 

    As the password of the router is not working..You have to reset the router for 25-30 seconds and then,try to access the router setup page...Once you reset the router,all the settings on the router will go to factory default...Now,you can configure the router from scratch.

    I connect to an external site via an intermediate machine in a DMZ area for security (Network Group stipulation) and have found ARD 3 to be sluggish on a line that has actually been upgraded from 2MBit to 10 MBit ...
    I am ARDing from my machine to another also running ARD to then get to the site ...
    I also recall version 2 of ARD "seemed" to be better redraw then this version ...

    I think it's trying to open it in a gMail eMail & is losing your gMail password that it needs log into gMail, but not 100% positive.
    Have you tried Right clicking or Control+click on the eMail link & choose Copy? Works on some, not others.
