Cp project "corrupted" (again)

I have a problem (again) and looking for suggestions. I did see one post which seems to work for me.
That was create a new project with one slide, same size a the bad cp file, and import (really copy) the slides.
Here is the problem I have encountered. I have not seen this much with Captivate 3, but saw it more often with Captivate 2.
I have a project, recording screen shots, etc No audio has been added.  I have added comments (actually script lines) to various
slides in the project.
My file size is only between 5 and 12 megabytes.  I have about 69 slides in one project (you can see why I do not want to have to
redo the screen shots!), with objects like text caption boxes, but not many.  I do have some slides with animated text, again only about 3 to 4 lines
of text, etc.
So here is my problem/symptom, I open the project, I have been recording screens.  I added a text caption that was entered automatically
from Captivate (using Captivate 3) in the demo mode.  I wanted to edit the text in the caption. I select the text caption, and click properties,
the property window does not open, hence I cannot change the text.  I can attempt to insert a new box, no luck, nothing happens.
I can delete the text caption, but not add a new one.  I have this problem on 2 of my files, maybe 3.
Any ideas on how to fix this, other than trying to copy all the slides into a new project?

rebuilding brings back my problem file opened in external editor but doesn't keep it from happening again.
I took a look at the last photo i'd worked on that's done that and noticed it wasn't using raw 2.0 decoding so did a search of my library for all non 2.0 photos and a fair amount of the photos that I've had problems with came up among the search... I migrated the photos over night (since it took over night to migrate 15,000+ photos to raw 2.0 decoding). Im wondering/hoping that is part of the problem, if not, I have no idea
