HT5826 How do I sync specific ePUB files to a specific iPad?

I have read several threads on the topic and nobody seems to have an answer yet.
I have a FAMILY itunes account that we have all used for years. All purchases are available to every one in the family. We each have our own computer (Mac and Windows). We have iTunes setup for our own tastes in music, podcasts, and now books.
I have many ePUB, and PDF books that are downloaded with Podcasts, and that I download from other sources.
Until recently, I could sync them to MY iPad and iPhone using iTunes without problem. Now iTunes no longer touches ePUBs or PDFs, and iBooks wants to sync EVERY PURCHASED book to EVERY DEVICE.
1) How do I sync books not purchased through iBooks.
2) How do I sync ONLY the books I want to ONLY the device I want it on?

The way it works for me is:
I connect the Retina iPad Mini to computer
In iTunes I select that device  in left side panel (iTunes 11.1.3)
I go to the Books tab for that device.
Select Sync Books and Selected Books (books include pdf files, etc.; I think I have only one book purchased via Apple).
I select the ones I want to sync, then sync.
We have two iPhones and three iPads all on the same user account. We can choose which books, videos, etc. to sync for each one.

    If the PDF supports it then you can try opening the PDF in iBooks on your phone and use the 'share' icon (the square with the upward pointing arrow) to email it to yourself (some PDFs a protected and don't support emailing) and use 'open in' in the Mail app on your iPad to copy it to its Mail app.
    Or you can connect the phone to your computer's iTunes and do File > Devices > Transfer Purchases to copy it over to your iTunes (that should copy PDFs and/or epubs that are in the iBooks app, not just ibooks) and if using a Mac with Mavericks or Yosemite on it then do File > Move Books From iTunes in its  iBooks app, and you can then sync it to your iPad.

    Launch iTunes with the Option key held down, click on Choose Library, and specify it. If the external drive doesn't contain the iTunes database files, create a new library there and import that music.
    If the library contains any rented movies, they won't play on a different computer.

    Another way. You can use a USB flash drive & the camera connection kit.
    Plug the USB flash drive into your computer & create a new folder titled DCIM. Then put your movie/photo files into the folder. The files must have a filename with exactly 8 characters long (no spaces) plus the file extension (i.e., my-movie.mov; DSCN0164.jpg).
    Now plug the flash drive into the iPad using the camera connection kit. Open the Photos app, the movie/photo files should appear & you can import. (You can not export using the camera connection kit.)

    As King_Penguin has already explained, this isn't possible with the stock Photos app.
    As far as photo syncing is concerned, I also recommend PhotoSync, which is an excellent photo (and video!) synchronization tool, should you want to stick with the stock Photos app on the iPad. Should you want something better (Photos is a pretty limited app without sorting, EXIF displaying etc. capabilities and with HUGE storage usage), you'll need to take a look at third-party apps. I too recommend Photo Manager Pro, it's IMHO the best tool.     Step 1
    First you put the the GarageBand Project back onto the GarageBand Documents area of you iTunes File Sharing section and make sure your iPad syncs with iTunes.
    Step 2
    Now in GarageBand, go to the My Songs window, click the + button and select "Copy from Tunes". You should see all the GarageBand Projects that are available in your iTunes FIle Sharing section (from step 1). Tap on it to copy the Project to the My Songs window.
    Now you can open it.

    You must "Add" the tracks to your library. Select Add to Library from iTunes' File menu. Select your downloaded track(s) then click on the Open button in the file dialog. Once added to the library you can select and sync them in the Music configuration tab in the iTunes main window for your device.

    And it is as easy as with transferring photos from your computer with Include Videos selected under the Photos tab for your iPad sync preferences with iTunes, but first the video must be in an iPad compatible format.

    iPhone email will always be up to date.  
    The iPad will update when it has internet connection.   If it is a wifi only iPad, it will only update when connected to wifi, but will do so automatically.

    You can setup an iCloud account. You get 5GB of storage space for free. Then your mail will automatically sync via Wi-Fi between your iPhone and iPad.

    Plug it into your computer. Tell it to sync with "this computer" instead of iCloud. You shouldn't have to remove any apps. Otherwise, you can save the app data by using i-FunBox ( http://www.i-funbox.com/ ) just go to the "devices" tab and select 'user applications' and select all of your apps and tell iFunBox to "copy to pc" you're done! You have them all backed up.
