SAP Customizing Implementation Guide> Flexible Real Estate Management (Enterprise Extension)> Accounting--> Accrual/Deferral
Make your settings in the following IMG activities:
1. Create accrual types for the RE-FX component in: Define Accrual Types
2. Enter an accounting principle for the RE-FX component in: Define Customer Settings for Components
3. You have to enter a standard accrual method in: Define Standard Settings for Accrual Calculation. Since the accrual objects are created automatically, the accrual method you enter here is adopted.
4. In Customizing for Flexible Real Estate Management, assign the necessary accrual types from the Accrual Engine to the flow types for which accruals/deferrals are posted. Choose:
SAP Customizing Implementation Guide ® Flexible Real Estate Management (Enterprise Extension) --> Conditions and Flows --> Flow Types --> Define Flow Types
5. You created the accrual types for accruals and deferrals for the RE-FX component:
SAP Customizing Implementation Guide>exible Real Estate Management (Enterprise Extension)>Accounting -->rual/Deferral -->Accrual/Deferral -->rual/Deferral Posting -> Account Determination-> Simple Account Determination -->Define Set of Rules
a. Here you entered the document type for each accrual type.
b. You entered the accounts for the given accrual type.

Just wondering if real estate classic can accomodate a situation where in a check regularly comes in advance for the next month. I know how to post accruals/deferrals for the yearly payments but what do we have to do if we were to post deferral of payment recieved in advance.

Can real estate post without a tax code?

Hi there
My client has a number of G/L accounts which have the flag/indicator "Posting without tax allowed".
How can I configure the SAP REFX tax codes to post using no tax indicator.
If you leave the tax code blank in the config, it reports that the sales tax is "inconsistent".

Hi Joe,
For Real Estate you can configure tax code in the following customization path as given:
Go to the t-code RECACUST:
Accounting> FI Documents related to RE> Taxes> Assign Tax Codes.
Here, you can maintain the combination of Country+ Tax Type + Tax Group + Valid From.
So, you can maintain valid tax code with 0 VAT.
The same can now be selected in the RE contract in the posting parameters tab.

Configuration of Flexible Real Estate Management IN SAP BW. 0REFX_C11,....

Can someone please help me in configuring Flexible Real Estate Management in SAP BW.
I have loaded BUSINESS CONTENT and there are no datasources avaialble to me for for cubes 0REFX_C11, 0REFX_C12 and 0REFX_C14, as well as DSO'S 0REFXDS03, 0REFXDS02.
For DSO = 0REFXDS03, my understanding is that this DSO is used for deleted items, so i have the Transformations but im unable to create the DTP on the InfoObjects.
this is what i found on web..

Error in Accrual and Deferral for Contract in REAL ESTATE-FLEXIBLE

Hi Gurus,
I am Trying to post Accrual and Deferral via RERAALCN for REAL ESTATE - FLEXIBLE. But i am Getting an error that company code is not assigned to accounting principle IAS but in my case accounting principle which is assigned to leading ledger is IFRS.
i have assigned company code to IFRS and also accrual types to IFRS.
Please giude me how to go about it.

To use the SAP RE (SAP Real Estate) component, you need to install the following R/3 components:
     Financial Accounting (FI)
     Controlling (CO)
Depending on the functions you require, you may install the following additional components:
Required function      Required component/subcomponent
Planning and execution of planned or unplanned maintenance, modernization measures or new development in the real estate area     Plant Maintenance (PM)
Ordering materials required for plant maintenance tasks on real estate objects     Materials Management (MM)
Planning complex maintenance and investment measures with high risk factors     Project System (PS)
Value-based management and treatment of fixed assets     Asset Accounting (FI-AA)
Internal control function via profit center     Profit Center Accounting (EC-PCA)
Process Flow
1.     Create the master data required, such as business entity, building, property and rental unit. Determine the master data required for service charge settlements.
2.     The rental process covers all activities involved, from receipt of the rental request through automatic assignment to vacant rental units and creating an offer up to the lease-out itself. Here you have to differentiate between internal and external usage.
If you opt for sales tax for your commercial real estate, the system automatically determines the input tax and divides it into deductible and non-deductible portions during input tax processing.
3.     You use the lease-in processes if the objects you are renting are not entirely in your own real estate portfolio. Using the lease-in, you map the agreed recurring or one-time payments. You can assign other vendor contracts defining, for instance, suppliers and services to lease-ins. Resubmission rules help you check the contract structure once or periodically (for example, three months before contract end or once a year).
4.     Rental accounting incorporates processes related to posting activities. The main functions here are the debit position (for lease-outs) and periodic posting (for lease-ins), incoming payments, dunning and account maintenance.
5.     You carry out the service charge settlement. Apportionable operating and heating expenses are settled against the advance payments made and then adjusted accordingly. If heating expenses are settled using an external company, data is exchanged by means of DME tapes.
6.     You then plan the implementation of rent adjustments. The system supports your rent adjustments with the generally used adjustment methods as well as your own user-defined adjustments:
o     Representative list of rents
o     Comparative group of apartments
o     Index-linked
o     Modernizations
o     Expert opinion
7.     The system supports your balance sheet preparations by offering accrual/deferral functions for selected periods.
8.     If you manage the rented object on behalf of a third party, a management contract regulates the relationship between you, as manager, and the owner. The related processes are mapped in the third-party management function.

Sales order with milestone billing in real estate scenario

dear Sir;
My client is in real estate buisness; typically the process is sales order-mile stone billing. my client requirement is that they wants to change the sales order value in between milestone.
for ex: if sales order value is Rs 100 and they done billing of Rs20 by milestone billing, they wish to change the order value to Rs 80.
currently we are following process like reversing all the billing doc and posting and change the sale order value and re billed it.
please suggest some suitable solution.

Help needed to activate Flexible Real Estate in R/3 4.7

Hi all gurus,
Need your help..
I am trying to configure SAP Flexible Real Estate Management in R/3 4.7. I had done all the following steps to configure:
       1.      Activate the Financials Extension (Application Indicator EA-FIN) in the SAP R/3 Enterprise Extension Set.
       2.      Activate the Real Estate Extension.
       3.      Activate the RE-FX component in the correct controlling area.
       4.      Make the basic settings for the company code and activate Financial Assets Management.
       5.      Make the basic settings for measurements.
However, in SAP Easy Access, the following information msg appeared: "Transaction RE80 does not exist"
Anyone encountered the same problem before?

yes u may did all config settings required for activate RE-FX but still u unable to run re80 t.code.
i think if u do in ecc6 it will happen.
in 4.7 u dont have RE-FX, its only RE-classic.
see sap note 443311 and 517673.

E71 - Theme and screen real estate on Standby-Page

While the screen of the E71 is not massive, it is my impression that the built in themes (and the ones I have seen) waste a lot of screen real estate. Specifically I mean the area on the Standby-Page under the clock. Its empty. It can't be configured and I have not seen an app for it.
Can someone shed light into this?

Indeed. Everything except 2880x1800, which is unavailable without SwitchResX, and 1440x900, which comfortably fits one pixel of the image into a four pixel square of the Retina Display, must be simulated or scaled. However, while the scaling is real, the 17" "simulation" looks as good, to my eye at least, as my wife's MBP 17". Going smaller will test one's eyes probably as much as Apple's scaling algorithms so the tradeoff for greater screen real-estate may turn out not to be as bad as we'd think. All I need is a MBP Retina Display and SwitchResX to find out...
