To use the SAP RE (SAP Real Estate) component, you need to install the following R/3 components:
Financial Accounting (FI)
Controlling (CO)
Depending on the functions you require, you may install the following additional components:
Required function Required component/subcomponent
Planning and execution of planned or unplanned maintenance, modernization measures or new development in the real estate area Plant Maintenance (PM)
Ordering materials required for plant maintenance tasks on real estate objects Materials Management (MM)
Planning complex maintenance and investment measures with high risk factors Project System (PS)
Value-based management and treatment of fixed assets Asset Accounting (FI-AA)
Internal control function via profit center Profit Center Accounting (EC-PCA)
Process Flow
1. Create the master data required, such as business entity, building, property and rental unit. Determine the master data required for service charge settlements.
2. The rental process covers all activities involved, from receipt of the rental request through automatic assignment to vacant rental units and creating an offer up to the lease-out itself. Here you have to differentiate between internal and external usage.
If you opt for sales tax for your commercial real estate, the system automatically determines the input tax and divides it into deductible and non-deductible portions during input tax processing.
3. You use the lease-in processes if the objects you are renting are not entirely in your own real estate portfolio. Using the lease-in, you map the agreed recurring or one-time payments. You can assign other vendor contracts defining, for instance, suppliers and services to lease-ins. Resubmission rules help you check the contract structure once or periodically (for example, three months before contract end or once a year).
4. Rental accounting incorporates processes related to posting activities. The main functions here are the debit position (for lease-outs) and periodic posting (for lease-ins), incoming payments, dunning and account maintenance.
5. You carry out the service charge settlement. Apportionable operating and heating expenses are settled against the advance payments made and then adjusted accordingly. If heating expenses are settled using an external company, data is exchanged by means of DME tapes.
6. You then plan the implementation of rent adjustments. The system supports your rent adjustments with the generally used adjustment methods as well as your own user-defined adjustments:
o Representative list of rents
o Comparative group of apartments
o Index-linked
o Modernizations
o Expert opinion
7. The system supports your balance sheet preparations by offering accrual/deferral functions for selected periods.
8. If you manage the rented object on behalf of a third party, a management contract regulates the relationship between you, as manager, and the owner. The related processes are mapped in the third-party management function.

My client has a number of G/L accounts which have the flag/indicator "Posting without tax allowed".
How can I configure the SAP REFX tax codes to post using no tax indicator.
If you leave the tax code blank in the config, it reports that the sales tax is "inconsistent".

For Real Estate you can configure tax code in the following customization path as given:
Go to the t-code RECACUST:
Accounting> FI Documents related to RE> Taxes> Assign Tax Codes.
Here, you can maintain the combination of Country+ Tax Type + Tax Group + Valid From.
So, you can maintain valid tax code with 0 VAT.
The same can now be selected in the RE contract in the posting parameters tab.

Hello, we want to assign an order to a Real Estate Object in transaction IW32.
We go to order header data screen, choose Goto->Assignments, but Real estate object submenu is grey.

Thanks for the response. Unfortunately I worded my question incorrectly. And yes, you are right as to the use of a cost element and a cost center.
By default you can post revenue from a customer contract to a cost element in real estate using flow types, account symbols, etc, but we managed to post an manual customer invoice (FB70) against a cost center as well as specifying the standard GL account and profit center (profit center generated using the contract details).
Is it possible to setup this situation (use of cost centers) in flexible real estate through config using flow types and account symbols? -
Help designing a custom real estate sign
Hi,
I am currently looking for a new job and am seeking out a career in marketing. I recently got notification of a job opening with a real estate company for a digital strategies marketing manager which would be perfect! The challenge is standing out in a crowd and not to have your resume overlooked by recruiters, HR, etc.
With that said, I have a creative idea that I think will help me stand out. I want to create a real estate sign and customize it. So what I am looking for help with is how to even start this--creating the sign and wood posts. I am not super savvy with Illustrator (or maybe you'd suggest I use a different program) but really want this job and want to show them my creativity and that I know how to stand out from other candidates who aren't nearly as creative with their resume.
If anyone out there could point me in the right direction that would be more than appreciated--maybe you know of a tutorial or could walk me through some steps. I have started playing around with it and I know it can't be that hard and thought maybe someone out there may be able to help. I attached a picture of a sign that I'm looking to mimic. Instead of Sold at the top I'd create a box that says HIRED! Then I may put my pic at the bottom like the realtor and my name and phone number and my website/linkedIn info. I'd customize the actual sign with info from my resume.

If you are open to (even the silliest) suggestions, you may do as follows, in a new RGB document with points (or pixels) as the unit:
1) Create a nice photo of a sold sign from your target real estate company, pole and all, with a nice background;
2) File>Place the photo and adjust the zoom level down so you can see the whole photo, and write down the W value, then lock the photo;
3) Create and fit a stroke/nofill rectangle on top of the SOLD part (it may be just inside the actual sign part), then switch switch to fill/nostroke and match the colour as well as you can (you may change the RGB values in the Color palette);
4) Choose a suitable font and with the Type Tool write HIRED, then move and change size to fit on top of the rectangle from 3);
5) Repeat 3) and 4) for the bottom contact part, with your photo and details;
6) Unlock the original photo.
7) Adapt your Artboard to Fit Artwork, and File>Save for Web (& Devices) as JPEG with maximum quality, in the Image Size insert the W value and tick Text Optimized.
You may save at smaller sizes, too, just divide the W value in the Image Size window by 2, 4, whatever.
This will give you an image (set) you can use (at different sizes), just insert.
I believe this way will fully express your innovative approach (and give them the pleasure of recognition), and it may be the safest way to get you there in time. -

I teach Continuing education classes to Real Estate agents and I need to issue them certificates at the class, whihc need to be signed by me and it needs to contain their info on the certificate. The certificate is currently saved in a word format.What i'm trying to accomplish is to do a "mail merge " ( as some classes i have as many as 150 attendees) for the document, digitally sign each one with my signature on the certificate and then e-mail it out to the respective attendees. can this be done? if so How?
This is the step that I took after inputting my signature.
On the right, after saving my document, I click "Get Others to Sign." I was confused because it says that it's powered by EchoSign. Like I stated before, my clients are able to sign this document when I send it to them, but it is returned to me with their signature (not in the signature field, but at the end of the document), and my signature is missing. I tested this on myself - my signature is missing when they receive it. -
Status from init to modify in real estate

in tcode : RECN... when i create a real estate contract the status button will be on CREATE. So after create then i change anything or name of the contract to something else ex : sap... now when i save the STATUS should change automatically to MODIFED. I found a badi which is BADI_RE_CN_CN in this badi i have so many methods... and i looked for the field STATUS
but i could not find that field name in the badi... but when i put the break point it stops there.
i have never worked on the badis... and it is my first badi... so can you any one help me as to how to approch where and how can i say in those classes or where to work it out.

For status there wil not be any field that is available. you need to use FMs to change status.
What status are you talking about. Is it system status or User status?

When I click on a picture or map in i.e. Kijiji real estate pages, Firefox opens it all crunched to the right side of the page. How can I correct this?
For instance I view an apartment ad which has various pictures attached. It says click on the pictures to see an enlarged version. FF opens the page however most of the page is blank and the picture appears to be pushed to the right side of the page and shows as if it has been scrunched agains the right side not showing the whole picture.
What Can I do to correct this?I see that you have increased some font sizes considerably.
* font.size.fixed.x-western: 20
* font.size.variable.x-western: 22
This can effect margins when the website specifies these as em values and cause content to shift.
If you have made changes to Advanced font settings like increasing the minimum/default font size then try the default minimum setting "none" and the default font size 16 in case the current setting is causing problems.
*Tools > Options > Content : Fonts & Colors > Advanced > Minimum Font Size (none)
Make sure that you allow pages to choose their own fonts.
*Tools > Options > Content : Fonts & Colors > Advanced: [X] "Allow pages to choose their own fonts, instead of my selections above"
It is better not to increase the minimum font size, but to use an extension to set the default page zoom to prevent issues with text not being displayed properly.
You can use the NoSquint extension to set font size (text/page zoom) and text color on web pages.

Your System Details list shows that you have a user.js file in the profile folder to initialize prefs each time Firefox starts.
The user.js file is only present if you or other software has created this file and normally it wouldn't be there.
You can check its content with a plain text editor (right-click: Open with) if you didn't create this file yourself.
The user.js file is read each time Firefox is started and initializes preferences to the value specified in this file, so preferences set via user.js can only be changed temporarily for the current session.
You can delete this user.js and rename (or delete) the prefs.js file to reset all prefs to the default value including prefs set via user.js and prefs that are no longer supported in the current Firefox release.

I have a Web App for property listings for a real estate website. There are item fields as follows:

Surrounding Suburb List:
Edensor Park
Hoxton Park
Denham Court
Cecil Hills
Abbotsbury
Say a property is listed in Edensor Park as the main suburb and Hoxton Park and Denham Court are also selected as its surrounding suburbs.
On the website's search form, the visitor selects, for example, Edensor Park. I need the search results to show everything listed in Edensor Park as well as in the surrounding suburbs of Hoxton Park and Denham Court. Is this at all possible?

Veronica.The Filter settings are sticky. Every container listed on the Library tab of the Inspector keeps it's own Filter settings, set to whatever was last used.
I'm not aware of any way to set a default Filter.
You could create a Folder and put a Smart Album in that Folder with "Source" set to the Folder. Any Albums or Projects you put in the Folder become the superset for the Filter you set in the Smart Album. This is a pretty sophisticated set-up, however. What is the filter you need, and how often do you need it? -

Actually these are getting dynamically called and settings are maintained in
Real Estate -> Correspondence -> Letters and Text Modules -> Maintain Letters.
Can you please tell me where I can see these standard texts?

Only the header details of the standard text like Text object, Text Name, Text ID and Language are stored in STXH...to read the same text use fm READ_TEXT by passing these parameters..but if an entry exists in STXH, u shud be able to see the same in SO10

Can someone make iBooks have the Option to view 2 pages in landscape mode so it can use up all the pixel real estate?
Apple usually does this for OSX and its great when compared to windows where it doesnt use up all the real estate for viewing applications like websites and pdf files but when it comes to iBooks, it feels like there is no apple touch to it and is limited.
If steve jobs were still alive, i bet there wouldnt be this problem >.>
Please consider this as a real problem for people out there who would like to see 2 pages in landscape mode with pdf files and not just epub files.

Error while uploading the Real Estate Contract using IDOC & BAPI

I am trying to uploading the real estate contract data by using LSMW IDOC & BAPI methods .
In IDOC method I have used the Basic type as BUS1505_CREATE01 and Message type as BUS1505_CREATE. I have passed all mandatory fields then also i am unable to create the CONTRACT but and i am able to create CONTRACT using the bapi BAPI_RE_CN_CREATE by passing the values in SE37 and i am able create CONTRACT manually in transaction code RECN . Can any body know the reason .
In BAPI method I have used the Business Object BUS1505 ,Method CREATE ,Message type BUS1505_CREATE and Basic type BUS1505_CREATE03 . I have passed all the mandatory fields then also i am unable create the CONTRACT But with the same fields i am able create CONTRACT manually in transaction code RECN and i am able to create CONTRACT using the bapi BAPI_RE_CN_CREATE by passing the values in SE37 .

I was passing blank entries so the above errors were coming. I removed those blank entries and now Im getting error like .
"Individual renewal rule does not contain any extension periods"
"No instance of object type ContractREFX has been created. External reference: REC <NEW>'. -
A certain real estate web site loads, but not the photos. IE does it OK.
www.domain.com.au is a real estate sales page. Most of the site loads but not the photos, just a word 'House' in its place. I tried same site on IE and it all loaded correctly.

It is possible that you clicked "Block Images" in the right click context menu while trying to save an image.
Check the image exceptions: Tools > Options > Content: Load Images: Exceptions<br />

*A way to see which images are blocked is to click the favicon (<i>Site Identification</i> icon) on the left side of the location bar.
*A click on the "More Information" button will open the Security tab of the "Page Info" window (also accessible via "Tools > Page Info").
*Open the <i>Media</i> tab of the "Page Info" window.
*Select the first image and scroll down though the list with the Down arrow key.
*If an image in the list is grayed and there is a check-mark in the box "<i>Block Images from...</i>" then remove that mark to unblock the images from that domain. -
Non-cumulative key figure in Real Estate implementation

I am implementing Real Estate Module in BW. We are doing analysis on Condition amount ( BKOND).
The mapped Info Object on BW side is 0COND_AMT, according to standara info sources given by sap ( for e.g in 0RE_3) and it is defined as a Non-cumulative KF with Non cumulkative Change 0COND_CHG.
Can anybody plese explain me the logic behind this. and also source field and table for this 0COND_CHG in R/3 side.Hi Ravi,
Please make sure that when you use a non cumulative key figure iun your real time info cube, then choose a time reference characteristic for that key figure.
Then, this time reference characteristic applies for all the non-cumulative values of the InfoCube and must be the u201Csmallestu201D of the time characteristics present in the InfoCube.

I want to buy one but my brother just got one and he cant use gps or safari web browser or anything that needs wifi and that is a big reason why I want one. he got it brand new and just synced some music on it what does he have to do to use the brows
