Wicked-bad Launching Problem

Hi there,
I'm just about finished with a rather complex problem, and over the last few days have encountered a problem
that is causing me a massive amount of frustration and concern.
In a nutshell.... I simply cannot full load the project.
What happens is I double-click on it, and it launches, then it draws all the windows and I see the timeline with all the clips on it and the 'Media Pending' in the program monitor and, as soon as it's about to start loading the clips, I get the beach-ball, and that's it.
It hangs. I can leave for a couple of hours and it'll still be hanging when I get back.
I can't open the auto-save files. I can't open earlier versions of that project. They all do the same as above.
It's almost as if there is SOMETHING inside the project that is corrupt, and causing it to arrest the loading problem.
What's interesting is that I have several other projects I'm working on, and they all launch perfectly fine, TG.
Additionally, I have a different [older] version of this particular project, with many of the same assets, and it also launches fine.
So, the question is, what can I do?
Is there a way I can force PrP to load the clips when it hangs?
Is there a way for me to somehow go into the project with another app in order to try delete potentially
corrupt files?
This is what else I've tried,all to no avail:
Deleting all cache files.
Copying project file to another drive, disconnecting the media drive and try launching the project without the media - no go.
Starting with a fresh project and importing via Media Browser - either as Entire Project or Selected Sequence - no go.
Sending project to friend to open on his Mac and send me back the file. Interestingly, this worked ONCE, a couple of days ago. But when he tried with a later edit yesterday, he couldn't open it.
Tried loading the project into AE- no go.
I've tried praying. Screaming. Hitting Head Against Wall. Still nothing.
I'd appreciate ANY help or advice.
This is killing me, as I can't access the project to finish the job.
