Help on scenario in Real estate/Construction industry with PS,SD,MM modules

Dear Gurus,
Iam into implementation of a Real estate/Construction company (FI/CO,SDMM<PS modules). But we are NOT using SAP RE-FX or Homebuilding solutions (HBS).
My Client's business scenario goes like this.
There are two broad divisions:
Residential properties:
They are going to build 840 flats (divided into 14 blocks with 15 floors in each block) with amenities like club house, parking facilities etc. The flats will be sold to customers.
Commercial Properties:
Commercial building is divided into 60000sqft for hotel construction and 40000 sqft for retail space which includes 2 small theatres.
The commercial complex will be retained by the client.
Three types of residential properties will be built
1. 4 blocks of 2 bedroom flats
2. 5 blocks of 3 bedroom flats with 2 toilets attached which will be termed as 2+1.
3. 5 blocks of 3 bedroom flats.
When the customer is enquiring about the FLATS, i have to check the availability of the same.How to do this?
Iam considering the flats as FINISHED GOODS, So How do I get those into the stock without doing intial entry using 561?( no PP module here)Is is possible to relate the stock through PS module?
Please give your valuable ideas on this.

From the requirement and design planned, your each flat will be different material. If this is so then whatever material is blocked or not for sale or closed or open you can define te material sales status accordingly. hence if the status is other than released then they will give error and that information will be useful.
If u have lot of flats which are look alike and hence any allocation of flat to any customer is ok then product allocation cab work.
Product allocation can work good when the material has characteritics of interchangeablitily and standardization.
No flat can be same. Eventhough u have same sq ft area same the location according to vastu and east west direction etc criteria will be unique and hence using product allocation wil result into any one flat being allocated to customer which is not desirable.
hence according to me you can have materials with different status and that will suit ur purpose.

    yes there is Real Estate solution. The module is called RE and RE-FX.
    But things like club  membership cannot be mapped with RE.

  • Help designing a custom real estate sign

    Hi,
    I am currently looking for a new job and am seeking out a career in marketing. I recently got notification of a job opening with a real estate company for a digital strategies marketing manager which would be perfect! The challenge is standing out in a crowd and not to have your resume overlooked by recruiters, HR, etc.
    With that said, I have a creative idea that I think will help me stand out. I want to create a real estate sign and customize it. So what I am looking for help with is how to even start this--creating the sign and wood posts. I am not super savvy with Illustrator (or maybe you'd suggest I use a different program) but really want this job and want to show them my creativity and that I know how to stand out from other candidates who aren't nearly as creative with their resume.
    If anyone out there could point me in the right direction that would be more than appreciated--maybe you know of a tutorial or could walk me through some steps. I have started playing around with it and I know it can't be that hard and thought maybe someone out there may be able to help. I attached a picture of a sign that I'm looking to mimic. Instead of Sold at the top I'd create a box that says HIRED! Then I may put my pic at the bottom like the realtor and my name and phone number and my website/linkedIn info. I'd customize the actual sign with info from my resume.

    If you are open to (even the silliest) suggestions, you may do as follows, in a new RGB document with points (or pixels) as the unit:
    1) Create a nice photo of a sold sign from your target real estate company, pole and all, with a nice background;
    2) File>Place the photo and adjust the zoom level down so you can see the whole photo, and write down the W value, then lock the photo;
    3) Create and fit a stroke/nofill rectangle on top of the SOLD part (it may be just inside the actual sign part), then switch switch to fill/nostroke and match the colour as well as you can (you may change the RGB values in the Color palette);
    4) Choose a suitable font and with the Type Tool write HIRED, then move and change size to fit on top of the rectangle from 3);
    5) Repeat 3) and 4) for the bottom contact part, with your photo and details;
    6) Unlock the original photo.
    7) Adapt your Artboard to Fit Artwork, and File>Save for Web (& Devices) as JPEG with maximum quality, in the Image Size insert the W value and tick Text Optimized.
    You may save at smaller sizes, too, just divide the W value in the Image Size window by 2, 4, whatever.
    This will give you an image (set) you can use (at different sizes), just insert.
    I believe this way will fully express your innovative approach (and give them the pleasure of recognition), and it may be the safest way to get you there in time.

    I believe there are also some standard IDES scenario scripts that show this functionality. In addition in the SAP Help Portal -> SAP Best Practices -> Industry Packages -> Professional Services -> V1.600 Localized for US -> Business Information -> Preconfigured Scenarios -> Commercial Real Estate...there is a scenario called Percentage Rent Lease. This is same as Sales-based lease and related process, and provides a business oriented step-by-step example of process and set-up.

  • Classic Real Estate - General Contracts.

    Hello, SDN Gurus.
    We are implementing Classic Real Estate, in our company.
    We have a number of Partners, who have a differente number of rental Units, that we wanted to associated under the same General Contract.
    So, we'´ve created 2 Rental Units in the system. In each one of them i´ve inserted conditions types with the respective conditions amounts.
    Then, in the next step, i´ve created a Real Estate General Contract with a partner, but when i select the Rental Unit that i want to use in the contract,
    the system doesn´t copy the conditions with the amounts already assined to the Rental Units master data (which work perfectly, in the Rental Agreement).
    This means that i will have to repeat the introduction of the same information that i´ve already enter in the master data rental unit.
    Is this a standard behaviour, or am i doing anything wrong?

    I am adapting the Flash Form Real Estate tutorial and I am
    real close to getting everything working. Upon inserting a new
    listing it puts it in the MS SQL correctly but adds a blank row in
    the grid. If you refresh it shows up correctly. The only difference
    between the tutorial is that I need to get the primary key of the
    new insert. Help! I am so close but no matter what I do it comes
    back blank. ???????

  • Help needed to activate Flexible Real Estate in R/3 4.7

    Hi all gurus,
    Need your help..
    I am trying to configure SAP Flexible Real Estate Management in R/3 4.7. I had done all the following steps to configure:
           1.      Activate the Financials Extension (Application Indicator EA-FIN) in the SAP R/3 Enterprise Extension Set.
           2.      Activate the Real Estate Extension.
           3.      Activate the RE-FX component in the correct controlling area.
           4.      Make the basic settings for the company code and activate Financial Assets Management.
           5.      Make the basic settings for measurements.
    However, in SAP Easy Access, the following information msg appeared: "Transaction RE80 does not exist"
    Anyone encountered the same problem before?

    yes u may did all config settings required for activate RE-FX but still u unable to run re80 t.code.
    i think if u do in ecc6 it will happen.
    in 4.7 u dont have RE-FX, its only RE-classic.
    see sap note 443311 and 517673.

  • Sales order with milestone billing in real estate scenario

    dear Sir;
    My client is in real estate buisness; typically the process is sales order-mile stone billing. my client requirement is that they wants to change the sales order value in between milestone.
    for ex: if sales order value is Rs 100 and they done billing of Rs20 by milestone billing, they wish to change the order value to Rs 80.
    currently we are following process like reversing all the billing doc and posting and change the sale order value and re billed it.
    please suggest some suitable solution.

  • Organization structure for real-estate project

    I am required to work in a real-estate company project. 
    I am confused about the organization structure which should be created for the company.
    The company undertakes various projects like housing, shopping complexes, malls, wind-mills, etc.  and want to know the profitability reports of each individual project.  Every time  company will be starting new new construction activities.
    Please suggest an organization element how I can represent these in the Controlling Area and avoid number of GL accounts growing out of numbers.

    That based on project, max is 4 to 6 monts
